Airbnb Hosting Is Not Real Estate Investing — Here's Why They're Different
Owning a property and operating a short-term rental on it are two completely different skill sets. Here's why Airbnb hosting is a hospitality business, not passive real estate investing.

When we first started reaching out to landlords and realtors across the Greater Toronto Area about rental arbitrage, we noticed a pattern. They either didn't fully understand how short-term rentals work, or they'd ask the same logical question: "If you can do this, why wouldn't I just do it on my own property?"
It's a fair question. And the answer explains a lot about why Airbnb hosting is not the same as real estate investing — and why owning a property and operating a short-term rental on it are two completely different skill sets.
Real Estate Investing and Airbnb Hosting Are Different Businesses
Real estate investing is about acquiring an asset, holding it, and letting it appreciate or generate steady income through a single long-term tenant. It's relatively hands-off. You sign a lease, collect rent each month, and handle the occasional repair — often on a timeline of days, not minutes.
Airbnb hosting and short-term rental management is an active hospitality business. Instead of one tenant for a year, you may have several different guests stay in a single week. Each one expects a clean, stocked, fully functioning home — and a fast response when something isn't.
What Short-Term Rental Operations Actually Involve
Here's what's happening behind the scenes on a typical Airbnb — work that a long-term tenancy simply doesn't require:
- Coordinating cleanings between every single stay
- Managing multiple turnovers in a week
- Handling maintenance issues that come up constantly
- Checking and restocking supplies — towels, toiletries, coffee, essentials
- Ordering replacements for anything that gets damaged
- Filing damage claims through Airbnb's resolution center
- Answering guest questions, inquiries, reservation requests, and concerns — often in real time
Our team typically works from 9 AM to 11 PM every day, and we still answer messages during off hours. That's not the profile of a passive investment. That's the profile of a running business.
The Difference a Review Makes
With a long-term tenant, a small hiccup — a delayed repair, a miscommunication — can usually be smoothed over in time. With Airbnb, your review is everything.
Because guests rate every stay, even the smallest mistake can cost you a five-star review, and five-star reviews are what drive your ranking, your visibility, and ultimately your booking revenue. A single tenant complaint spread over months is very different from a public review that every future guest can read.
That pressure is exactly why so many homeowners who try to self-manage end up burnt out within the first few months.
Think of Airbnb as a Hospitality Business, Not an Investment
The mental shift that changes everything: view your short-term rental not as real estate investing, but as a hospitality business.
Yes, it's a lot of work — but the upside is real. With the right property manager, or the right coaching and systems, you can absolutely build the workflows that make running an Airbnb feel confident, efficient, and scalable rather than overwhelming.
That's the difference between someone who "has an Airbnb" and someone who's actually running a short-term rental business: the systems behind it.
