Do I Need to Own or Rent a Property to Run an Airbnb Business?
No — you can run an Airbnb business without owning or renting a single property. Here's how rental arbitrage and co-hosting work, what each pays, and how to get started without owning real estate.

Most people we talk to assume you need to own property to run an Airbnb business. When we learned that wasn't true, it changed everything for us — and it's the same realization that's launched countless hosts into a seven-figure short-term rental business of their own.
The short answer: no, you don't need to own or rent a property to run an Airbnb business. There are two main ways to get started without owning, and they suit very different goals and risk tolerances.
Path 1: Rental Arbitrage — Run an Airbnb Without Owning
Rental arbitrage is how we got started. Here's how it works:
- You rent a property from a homeowner under a long-term lease
- You list the property on Airbnb as a short-term rental
- You furnish the place and set everything up
- You're responsible for all the expenses — rent, utilities, cleaning, supplies
- After paying the rent and expenses, whatever's left is your profit
This model works well for many people and companies, and it's how we built our business into what it is today. It does come with real challenges: it can be hard to convince a landlord to rent to you for short-term use, and strict short-term rental regulations in many cities make it difficult to expand.
Path 2: Co-Hosting — Get Into Airbnb Without Owning or Renting
If you've ever wanted to get into the Airbnb business without owning or renting a property at all, co-hosting is the answer.
Co-hosting is where you essentially act as a property manager for a homeowner. Instead of taking on a lease, you run the day-to-day of someone else's listing in exchange for a percentage of the revenue.
What Does a Co-Host Do?
A co-host typically handles:
- All guest communications — inquiries, reservations, requests, and concerns
- Cleaner scheduling and coordination
- Scheduling maintenance
- Ordering supplies and restocking
- Property visits (this doesn't have to be on every turnover if you train your team to handle it properly — it can be as needed)
- Managing revenue and pricing
- Dealing with guest issues or Airbnb support cases as they arise
- Setting up the listing and doing the pricing
Some co-hosts offer different tiers of service. Some offer just pricing and listing optimization, while others offer full-service management — which is what we do. More than half of our portfolio is now property management.
How Much Can a Co-Host Earn?
As a co-host or property manager, you typically charge a percentage anywhere from 10% to 30% of the booking revenue, and you take a cut of each stay. The upside is significant: you carry no financial risk other than your time, because you're not responsible for the property's expenses.
The downside is that you need to be genuinely proficient in how Airbnb works. You have to understand all the operational risks so you can guide your homeowner client effectively — because in co-hosting, your reputation depends on their results.
Do You Need Experience to Start Co-Hosting?
We recommend having at least one Airbnb of your own that you've rented or owned, so you've lived the operations firsthand. If you don't have that yet, the next best thing is training or coaching from a professional source.
That's exactly what we offer at Lounge Life Properties.
